Dilapidation Reports

Before commencing any new construction project, it is essential to conduct a comprehensive dilapidation report on neighboring buildings. This report documents the current condition of these structures, identifying existing defects and their severity (or absence), to establish a clear baseline. This minimizes potential disputes or claims during or after construction.

Our qualified Engineer, with expertise in structural assessments and construction monitoring, will carry out the inspection and compile the report. We work closely with your project lead to understand the project’s scope and critical aspects, ensuring all relevant elements are thoroughly assessed.

The final report includes detailed findings to mitigate future claim risks. Our fee covers the inspection, report preparation, and, if required, a client meeting to review the contents. Any future claims involving properties detailed in the report can be referred to us for further comments at an additional cost.

Our service begins with a detailed building investigation to assess elements and their conditions. We then provide you with an annual scope of works, ensuring proper property maintenance at an optimal cost. This proactive approach preserves the property’s value and sustains its intended functionality.

Each yearly task comes with budgetary details for your preparedness. For Sectional Title buildings, the report adheres to PMR 22 of Annexure 1 of the Regulations to the STSMA.

When specialized engineering expertise is needed, our qualified and registered Engineers lead the inspection process. Working closely with your Facility Manager and stakeholders, we address structural concerns comprehensively in a detailed report.

Please note, our fee does not cover designs or drawings, which can be quoted separately if required.

The purpose of a tender process is to ensure that the correct scope is tendered and that the contractors have sufficient detail and information to allow the client to compare apples with apples.

We ensure a professional tender process by accurately defining the scope of works using our Quantity Surveyor and professional team. Our approach involves precise measurements and engaging reliable suppliers for specified products and methodologies. This guarantees clarity and ensures fair comparison of quotes, minimizing uncertainties before project implementation.

Our final recommendation document summarizes the tender process and confirms our suggested scope and Contractor, empowering you to make an informed decision. A detailed Bill of Quantities is available if appointed as Construction Project Managers or for an additional fee if self-managed.

The process and our duties during this stage are as outlined by the JBCC contract that we recommend be used between parties, as well as by the Project Management duties outlined in the SACPCMP guidelines.

We herewith provide a brief summary of our services:
• Prepare JBCC contract documents for signing and fulfil all duties of Principal Agent
• Issue Contractor’s insurance policy for client’s insurance review and approval
• Facilitate regular site meetings and issue meeting minutes
• Constantly check quality and progress and issue instructions accordingly
• Assess payment requests and issue payment certificates as per JBCC contract
• Facilitate completion of project and issue practical and final completion certificates
• Facilitate preparation of final handover pack and issue to client

Our aim during this process is to manage the risks of both the client and the contractor, and to ensure that the perfect balance between quality, cost and program is achieved.
